Just a quick spot to track all the crazy

Electricians are there migrating power from the 100 amp boxes to the 200 amp boxes and upgrading the line power. This should be complete today.  Fingers Crossed.
** Mid morning update** Electrical will not be complete until Thursday as Duke Power didn't show up for the switch over.

Windows... I think Ben is waiting for a sash? We have three windows that are partially finished and three that are fully finished. He's been incredible dealing with the unexpected.

Zinc windows  - David took those last week. They should be repaired and rehung in the next month sometime.

Plaster - today since there is a lack of consistent power they will be scraping and preparing the girls room. girlS room, how friggin cool is that.  Bill and Harris cleaned out the last bedroom upstairs, so all three can be done if there is time. Finish coat plaster will start tomorrow in the suite upstairs, then they will do the girls room next week, then the final bedroom the following.

sub floor for living room and tile backer arrived last week. Harris will get to it when he has a break in school work and there is consistent power.

Setting up to have HVAC started the first week of August.
** Mid morning update** HVAC funding has been secured, contract signed, and date set for the beginnings of the install.

Then floors.

Then done.

reflecting, thinking about what's next

Reading through the blog, mainly to look at the ruin that was our house and the wee little babes that were our babies, now walking, running, yelling girls and found this from January 2016 What's left - the girls bathroom, master suite, sunroom, tile patching in 2 bathrooms, butler pantry. Summer kitchen. Landscaping. We've completed the girls bathroom, butler pantry, and landscaping. The sunroom is ALMOST finished. After living in the house with three girls we've changed plans a little bit for the remaining work. We're opting to turn what would have been mine and Harris's bedroom, closet, and bathroom into a bonus room of sorts. We'll also leave the wall there and add the washer/dryer upstairs and some desk space so the girls have a place to work. We also will build a general storage closet up there so clothing doesnt have to go up and down to the attic each season. We've also decided we need a shower upstairs, so the clawfoot that is in bad shape up...

Kitchen design

Our overall budget for the kitchen is ~ 7,500 (including appliances, cabs, and counters). The reason we're scaling back on appliance buying for now, focusing on waiting for crazy deals, etc, is because our plans have outstripped our budget. We will have a beautiful kitchen with the appliances we want, but we're not going to go into crazy debt to get it there. we're getting the cabinents from IKEA and using their handy 3-d kitchen designer, this is what we've come up with so far. No, we're not painting the walls blue, I just couldn't figure out how to get the woodwork pattern to show up without having it blue.  This is what you would see from where the back door with sidelight currently is   We want a side by side fride with water/ice in the door and a bosch dual convection wall oven on the right cabinet.  The gas cooktop will go under that hood, giving us enough counter space on either side of the cook top. And if you entered from the butler's p...

Budget

Dad was asking about the budget and how we're doing so far. Initially we had a total budget of about $350k for the house. As we negotiated the purchase price up and found more information about what the house needed that budget went to a maximum of about $415k. As of today, we anticipate spending around $400k or ~$111/sqft. As a comparison, Oakwood cost us $90/sqft and we sold for $106/sqft and the new owners are doing all kinds of neat stuff we dreamed about doing. So far we're under budget in a couple of areas, within budget but ahead of schedule in some (which can also be read as over budget...) and just going to be way over in a couple of key areas. Our original plan including making a temporary kitchen that we could live with, but would be massively overhauled within a year or two. Instead we decided to do it right the first time and enjoy it the entire time. To this end, our temp budget for cabs, appliances, and counters, was initally $5,600. However, that's g...
