last of the scheduling

HVAC upstairs will be finished today we've been told. We really like the company we're using and understand that it's an incredibly busy time of year and delays happen...but we have to have it done today. It was supposed to be finished by August 8th.

Floor sanding - they should finish sanding everything today- we hope.  Poly will start Tuesday at some point.

Toilets - this is incredibly frustrating. We need new toilets put in, not moved, not changed in any way, just installed. And for some reason this has flummoxed the two plumbers we've consulted about it. Harris will try again today.  Same thing with the bathtubs. Not moving a damn thing, just installing a new tub into the same supply and drain where a shower was previously. This is not hard people...


Furniture - We'll move things around this weekend. Well, I will say where they go and Harris will move things around this weekend. I'll put up curtains I think?  Then next Tuesday our furniture is delivered out of storage and set up in appropriate places.

Lights - Harris rebuilt another light we had laying around from when we worked on Oakwood. It's now in the hallway. He and Madeline are going to order the ceiling fans today so they arrive next Monday and can be installed upstairs.


Next Tuesday the house will feel mostly like a home. Minus the toilets and tubs that are sitting in random rooms and not installed.

a second kitchen design

Taking into account comments, good ideas, and original plans I think we have a new contender. No, before we hadn't thought about where the microwave would go or the trashcan. :) Originally Sara had us putting the range on the chimney and running counters all around it. We couldn't figure out how in practise that would work and started dreaming about dual ovens and cooktops in counters and all sorts of things that are fancy and pretty, but not really needed for how we live now or plan to live later.    This one gives Harris a gas cook top and me a convection oven. Dual fuel from bosch and we're both happy.     It also creates two separate work stations on either side of the range and will fit around the door that will exist for the next year, but not forever. I like that this way we're not building out something that will have to be torn out in 12 months. I really really hate that.   ...

reflecting, thinking about what's next

Reading through the blog, mainly to look at the ruin that was our house and the wee little babes that were our babies, now walking, running, yelling girls and found this from January 2016 What's left - the girls bathroom, master suite, sunroom, tile patching in 2 bathrooms, butler pantry. Summer kitchen. Landscaping. We've completed the girls bathroom, butler pantry, and landscaping. The sunroom is ALMOST finished. After living in the house with three girls we've changed plans a little bit for the remaining work. We're opting to turn what would have been mine and Harris's bedroom, closet, and bathroom into a bonus room of sorts. We'll also leave the wall there and add the washer/dryer upstairs and some desk space so the girls have a place to work. We also will build a general storage closet up there so clothing doesnt have to go up and down to the attic each season. We've also decided we need a shower upstairs, so the clawfoot that is in bad shape up...

Budget

Dad was asking about the budget and how we're doing so far. Initially we had a total budget of about $350k for the house. As we negotiated the purchase price up and found more information about what the house needed that budget went to a maximum of about $415k. As of today, we anticipate spending around $400k or ~$111/sqft. As a comparison, Oakwood cost us $90/sqft and we sold for $106/sqft and the new owners are doing all kinds of neat stuff we dreamed about doing. So far we're under budget in a couple of areas, within budget but ahead of schedule in some (which can also be read as over budget...) and just going to be way over in a couple of key areas. Our original plan including making a temporary kitchen that we could live with, but would be massively overhauled within a year or two.
