Interior Plans from the amazing Sara at 4/1!

We've been talking, dreaming, and kvetching with/to Sara since the day we closed, trying to figure out what's important to each of us and how to make our family home in this huge beautiful house. We're so super close now it's amazing. Very small, if any changes from here on out we think...

The first floor which will have sunroom, living, dining, and kitchen. There's also a room that could one day be a first floor master or suite if we need it.  We're changing the small closet we found into both a coat closet and linen closet. Such luxury!  I've secretly wanted a coat closet since my first winter at Little House in the Ghetto and now I'm going to get it! (Eventually...)

On the second floor there are four bedrooms and three baths. Each side room gets a bathroom that is accessible from the hall and the bedroom; this gives you privacy within a shared space. Having grown up as the youngest sibling, I fully appreciate two things :

  • 1. Design of space sets up power relationships between siblings (it's MY bathroom...)
  • 2. How you parent your kids to be cooperative or competitive matters.

Of course we are a family of three so this is all speculative and postulation.  Blah Blah Blah.
 
That being said, Harris and I will have a smaller private bathroom and decklet in the back. We plan to sit out there in the evening and look at the Suntrust building, wave at Madeline in the yard, or enjoy a sunset in winter.

reflecting, thinking about what's next

Reading through the blog, mainly to look at the ruin that was our house and the wee little babes that were our babies, now walking, running, yelling girls and found this from January 2016 What's left - the girls bathroom, master suite, sunroom, tile patching in 2 bathrooms, butler pantry. Summer kitchen. Landscaping. We've completed the girls bathroom, butler pantry, and landscaping. The sunroom is ALMOST finished. After living in the house with three girls we've changed plans a little bit for the remaining work. We're opting to turn what would have been mine and Harris's bedroom, closet, and bathroom into a bonus room of sorts. We'll also leave the wall there and add the washer/dryer upstairs and some desk space so the girls have a place to work. We also will build a general storage closet up there so clothing doesnt have to go up and down to the attic each season. We've also decided we need a shower upstairs, so the clawfoot that is in bad shape up...

Taking into account comments, good ideas, and original plans I think we have a new contender. No, before we hadn't thought about where the microwave would go or the trashcan. :) Originally Sara had us putting the range on the chimney and running counters all around it. We couldn't figure out how in practise that would work and started dreaming about dual ovens and cooktops in counters and all sorts of things that are fancy and pretty, but not really needed for how we live now or plan to live later.    This one gives Harris a gas cook top and me a convection oven. Dual fuel from bosch and we're both happy.     It also creates two separate work stations on either side of the range and will fit around the door that will exist for the next year, but not forever. I like that this way we're not building out something that will have to be torn out in 12 months. I really really hate that.   ...

Budget

Dad was asking about the budget and how we're doing so far. Initially we had a total budget of about $350k for the house. As we negotiated the purchase price up and found more information about what the house needed that budget went to a maximum of about $415k. As of today, we anticipate spending around $400k or ~$111/sqft. As a comparison, Oakwood cost us $90/sqft and we sold for $106/sqft and the new owners are doing all kinds of neat stuff we dreamed about doing. So far we're under budget in a couple of areas, within budget but ahead of schedule in some (which can also be read as over budget...) and just going to be way over in a couple of key areas. Our original plan including making a temporary kitchen that we could live with, but would be massively overhauled within a year or two. Instead we decided to do it right the first time and enjoy it the entire time. To this end, our temp budget for cabs, appliances, and counters, was initally $5,600. However, that's g...
